Dollis Valley – London Borough of Barnet

PPCR have worked as Independent Advisers on Dollis Valley from 2002 to 2012, and we were re-appointed this year.

We work with and support the residents in setting up a representative Residents Steering Group, providing advice and training and as advocates for all residents during the production of the Development Brief, the selection and procurement of a development partner and the evolution of a Masterplan for the demolition of all existing homes, providing new homes for rent and sale, retail facilities, a new community facility and nursery and a regenerated smart garden suburb.

Phases 2 and 3 tenants have now completed the housing needs survey.


When Phase 1 is completed around late 2015, eligible residents from Phase 2 will move into the new development on Phase 1.
Phases Timeline and what happens next:

The 1st phase of the regeneration will begin with construction works starting on site in Autumn 2013 and aiming to finish in 2015.

Phase 1: construction of 108 new homes, consisting of 40 affordable and 62 private for sale and 5 intermediate homes, and the community facility and the nursery.

  • Phase 1st: Mid-October 2013 – end of 2015 (indicative year). The 1st Phase includes the following addresses: Mays Lane: 131, 133, 135 and Hammond Close: 5.
  • Phase 2: 2015 to 2016 (indicative year). The 2nd phase includes the following addresses: Mill Bridge: 1 to 63, The Ridge: 1 to 15, and Homefield: 1 to 15 and 30 to 35.
  • Phase 3: 2016 to 2017 (indicative year). The 3rd phase includes the following addresses: The Ridge: 16 to 124, Mill Bridge: 107 to 121, and Garrowsfield: 1 to 6 and 35 to 42.
  • Phase 4: 2017 to 2019 (indicative year). The 4th phase includes the following addresses: Mill Bridge: 64 to 106, and 122 to 156; and Garrowsfield: 7 to 34.
  • Phase 5: 2018 to 2020 (indicative year). The 5th phase includes: Garrowsfield: 43 to 135.
